AW Properties Global Announces October 16 UCC Sales of Membership Interests in LLCs Owning North Carolina Cinema, New Mexico Industrial Property and Bridgehampton Estate

AuctionWorks, a division of AW Properties Global, LLC, announced today that it will conduct two separate public auctions under Article 9 of the Uniform Commercial Code on October 16, 2026, involving pledged membership interests in limited liability companies associated with significant real estate assets in North Carolina, New Mexico and New York.
The auctions are sales of membership interests in the applicable LLCs and are not direct sales of the underlying real estate or other assets owned by those entities.
Membership Interests in Monroe Cinemas, LLC
At 11:00 a.m. Eastern Time on October 16, 2026, AuctionWorks will offer for sale certain pledged membership interests in Monroe Cinemas, LLC, a North Carolina limited liability company.
Mark T. Owens, as Trustee of the Banyan Tree Irrevocable Trust Dated March 7, 2006, is the current owner of 100% of the membership interests in Monroe Cinemas, LLC and pledged those interests to the secured party.
Monroe Cinemas, LLC owns the commercial real estate located at 1905 and 1911 Dickerson Boulevard in Monroe, North Carolina. The property consists of approximately 1.98 acres and is improved with a cinema and restaurant building totaling approximately 25,488 square feet.
The underlying property is described for informational purposes to assist prospective bidders in evaluating the membership interests being offered. The real estate itself is not being sold at the UCC auction.
The sale will be conducted virtually via Zoom. The qualification deadline is October 13, 2026, at 12:00 noon Eastern Time, and the auction is scheduled for October 16, 2026, at 11:00 a.m. Eastern Time.
Membership Interests in Belen 1945 LLC and Brick House NY LLC
At 11:15 a.m. Eastern Time on October 16, 2026, AuctionWorks will separately offer for sale certain pledged membership interests in Belen 1945 LLC, a Wyoming limited liability company, and Brick House NY LLC, a New York limited liability company.
David Ebrahimzadeh is the current owner of 100% of the membership interests in the two entities and pledged those membership interests to the secured party.
Belen 1945 LLC owns the industrial real estate located at 1945 Highway 304 in Belen, Valencia County, New Mexico. The property comprises approximately 17.28 acres and is improved with a 100,000-square-foot industrial warehouse/distribution facility. The property is zoned I-3 Heavy Industrial and was vacant as of the November 2025 appraisal.
Brick House NY LLC owns the residential real estate located at 361 Brick Kiln Road in Bridgehampton, New York. The property is situated on approximately 3.7 acres in Bridgehampton.
The secured party also holds separate collateral relating to assets of the Davideb Art Trust, including artwork. The collateral schedule identifies works by KAWS, Joel Mesler, Richard Prince, Katherine Bernhardt and Refik Anadol, among others.
Neither the New Mexico industrial real estate, the Bridgehampton real estate nor the artwork is itself being offered for sale at the October 16 UCC auction. Those assets are described to provide prospective bidders with information concerning assets and collateral associated with the transaction and the entities whose membership interests are being offered.
The qualification deadline for this sale is October 13, 2026, at 12:00 noon Eastern Time, with the auction scheduled for October 16, 2026, at 11:15 a.m. Eastern Time.
Article 9 Sale Process
Both public sales are being conducted to enforce the rights of the secured party under applicable pledge agreements and UCC financing statements.
Qualified bidders will be required to post a $100,000 good faith deposit prior to bidding and, if successful, increase the deposit to 25% of the successful bid on or before 12:00 noon Eastern Time on October 23, 2026. The secured party will be deemed a qualified bidder and may credit bid amounts due and owing to it.
Each sale will be final and conducted on an “AS IS, WHERE IS, WITH ALL FAULTS” basis and without representation or warranty, subject to the complete Auction Terms & Conditions and other applicable sale documents. Additional information is available through a data room upon execution of a confidentiality agreement.
